Buffalo Grove Real Estate Housing Market Statistics for February 2010!

This is the latest Market Data Report for Buffalo Grove Homes from RANWC Year to Date:

22 homes were sold through February 2010 verses 15 homes in 2009 which is a 46.7% increase

The Average sale price through February 2010 is $311,364 verses $353,660 which is
down 12.5%

The Medium sale price through February 2010 is $292,000 verses $267,000 in 2009 which is up 9.3%.

The attached chart shows the market statistics for detached homes and highlights the surrounding towns closest to Buffalo Grove.

The good news is that lower price range is moving up which is expected. The first time buyer is leading the market and is serious about purchasing as we do not for see the tax credit being extended again. The move up buyer is the market that is hardest hit and will take longer to recover.

The Market Data Report for Buffalo Grove Homes from RANWC shows as follows:

12 Homes were sold in January 2010 verses 6 Homes in 2009.

The Medium sale price in January 2010 is $312,583 verses $351,067 in 2009 and is down 6.7%.

Is the Market Going to Turn Around in Lake County Illinois?

The good news is that Vernon Hills, Kildeer, Long Grove, Hawthorn Woods, and Libertyville pricing has gone up in January. This is very good news for everyone, I know it is early in the year, however homes are selling.

As 2010 continues we can look forward to an upswing in real estate. I know that from last year this time, business is already picking up for me. Although last year was one of the worst for me in a long time, I was still able to top off as the #1 Agent at Coldwell Banker in Buffalo Grove and #3 in the Northwest Region.

As we see a small turn in the market, I am looking forward to a great year from myself, my fellow real estate agents, home buyers and home sellers.

Palatine Real Estate News on the Housing Market

I have been writing recently about the housing market and how the market is down which is not new to anyone. Because the housing market is down pricing your home right is what is going to sell your home. This is important for both buyers and sellers.

Real estate agents are getting bad reputations now a day for something that is completely out of our hands. Please remember we do not control the economy and the housing market.

We are here to represent the buyers and sellers and use the knowledge we have, in the best way that we know how, in order to get what our buyers and sellers want.

That is why it is so important to work with a knowledgeable agent, in my case a team of agents who know what your needs are, and we make sure that you get taken care of.

I am continueing to blog about different towns and keep you informed regarding Palatine real estate.
The months supply in Palatine Illinois has reduced from 12.46% from last year this time to 8.66%. This can be contributed to the average sales price dropping 16.16% and the amount of short sales that have been bought up.

In the last 6 months 13% of the sales have been short sales and foreclosures. People are either selling low or pulling their house off the market.

That is not an option for everyone as some people have to sell, so pricing your home right with an experienced and knowledgeable agent is what is going to set your home apart from the rest of the homes on the market.

Vernon Hills Real Estate Market Update For The New Year

Vernon Hills Real Estate has been affected by this down housing market, but the numbers aren’t as bad as other surrounding areas.

Everyone seems to be coming to terms with how selling your home today will affect your pocketbook. The Wagner appraisal report below that is pulled from the MLS shows that while in January of 2009 the home inventory months supply was 8.7 months, it has lowered 5.8% to 8.26 months on the market in January of 2010.

Although this report shows a 12 month change in the market, I want to touch on how almost 15% of the Vernon Hills Homes sold have been short sales and foreclosures in the last 6 months. This is bringing the inventory down and the prices of Vernon Hills homes.

In Vernon Hills!

You can look to get about 12% less then what your asking price is unless you price your home aggressively to sell.

Although this may not be the news you want to hear, the lenders are using these numbers to appraise out your home whether you are buying, selling or refinancing. We understand the importance of the information that affects the housing market and one of the biggest investments that people make.
