What a pleasure it is to share that the Year to Date Sales of Buffalo Grove Homes and Buffalo Grove Townhouses are on the rise in 2010. The Realtor Association of Northwest Chicagoland is showing for July of 2010 a 38.8% increase in Buffalo Grove Single Family Homes Sales and a 44.3% increase in Townhome and Condos Sales. The median sales price has increased 15.4% on single family homes and is down 11.1% on attached home sales. The Buffalo Grove Real Estate Market is growing stronger even without the first time home buyers tax credit. Low interest rates and reasonable prices of homes are keeping buyers active in the market. Although market time for home sales may not be what it was 5 years ago, sellers with patience and a good realtor can get their home sold for fair market value.

Homes in Buffalo Grove are selling!
Over the last 3 months 131 single family Buffalo Grove homes have closed or are pending closing as well as 119 Buffalo Grove condos and townhomes. This is good news for Buffalo Grove Home Owners who are selling their homes. There is an average of 9.23 months supply of homes on the market and the days on the market is around 180 days.

Good News for Buffalo Grove Home Sales!

The latest report from the Northwest Realtor Association regarding the Buffalo Grove Home Sales through May is looking good. Sales are up from 2009 and so is the number of homes that were sold in Buffalo Grove this year.
In 2009 we had 54 single family homes sold through May and this year we have 89 single family homes sold through May. That is an increase of 64.8%. The average sales price has gone up 2.3% from $339,323 to $347,062 as well. Most of the surround area’s are still in declining numbers so although this is a small increase in pricing, it is a major factor as to why people still favor Buffalo Grove when searching for a new home.
Buffalo Grove Home Sales are Recovering!
When working with buyers the one constant comment that always comes up is the School District in Buffalo Grove and Stevenson High School is a huge draw. The buyers would rather purchase a smaller home in Buffalo Grove then go for a larger home in the Northern Suburbs. That speaks volumes for our Buffalo Grove home values.
Buffalo Grove also has a great park district, sports for kids including Soccer, Baseball, Skating, Hockey, Tennis and anything else you can think of. It is a wonderful place to raise kids, and has easy access to the Metra for downtown commuting.
For those who like Golf there are two wonderful Buffalo Grove golf courses in the area, so you do not have to travel far to get on the links. You can also enjoy the surrounding Country Clubs in Long Grove if that is your fancy.

Selling Your Buffalo Grove Home? Helpful Hints if Your Appraisal is Too Low!

Many potential home buyers in Buffalo Grove are not qualifying for a loan due to the fact that the home value is not there. Bank foreclosures are putting more distressed inventory on the market and making it harder for appraisers to justify the Sold home comparables in Buffalo Grove. If the appraisal is too low, the buyers may not be able to borrow enough money to close on their Buffalo Grove Home purchase. Here are several steps to consider:
Check the Appraisal for Mistakes:
Make sure the property dimensions are correct and be sure to attach a plat of survey and a floor plan if available for the Appraiser. Look at the comparable properties that the appraiser used and make sure that they are correct. If the appraisal indicates that one of the comparables has a finished basement and it does not, that could significantly change you property value.
Supply a list of Comparable Sales:
Have your agent put together a recent list of Sold Buffalo Grove Homes that justify the sale’s price of your home. These properties should be of similar style, size and age to your home. This list should be submitted to the underwriter and ask for a review of the current appraisal. If there are not enough properties that have closed in Buffalo Grove, we can request that the underwriter look at the pending sales in the area. While a pending sale does not submit for a closed sale, it is possible to wait until that property closes and have the appraiser do a reconsideration of value with a date after the pending Buffalo Grove Home has closed.
Increase the Buyer’s Down Payment:
