Homes in Buffalo Grove are selling!
Over the last 3 months 131 single family Buffalo Grove homes have closed or are pending closing as well as 119 Buffalo Grove condos and townhomes. This is good news for Buffalo Grove Home Owners who are selling their homes. There is an average of 9.23 months supply of homes on the market and the days on the market is around 180 days.

Good News for Buffalo Grove Home Sales!

The latest report from the Northwest Realtor Association regarding the Buffalo Grove Home Sales through May is looking good. Sales are up from 2009 and so is the number of homes that were sold in Buffalo Grove this year.
In 2009 we had 54 single family homes sold through May and this year we have 89 single family homes sold through May. That is an increase of 64.8%. The average sales price has gone up 2.3% from $339,323 to $347,062 as well. Most of the surround area’s are still in declining numbers so although this is a small increase in pricing, it is a major factor as to why people still favor Buffalo Grove when searching for a new home.
Buffalo Grove Home Sales are Recovering!
When working with buyers the one constant comment that always comes up is the School District in Buffalo Grove and Stevenson High School is a huge draw. The buyers would rather purchase a smaller home in Buffalo Grove then go for a larger home in the Northern Suburbs. That speaks volumes for our Buffalo Grove home values.
Buffalo Grove also has a great park district, sports for kids including Soccer, Baseball, Skating, Hockey, Tennis and anything else you can think of. It is a wonderful place to raise kids, and has easy access to the Metra for downtown commuting.
For those who like Golf there are two wonderful Buffalo Grove golf courses in the area, so you do not have to travel far to get on the links. You can also enjoy the surrounding Country Clubs in Long Grove if that is your fancy.

Fireworks in Buffalo Grove for the 4th of July and Live Music….
Who could ask for more?
Sunday, July 4th at 7pm, the Buffalo Grove Symphonic Band will kick off a live concert at the Rotary Village Green for the Buffalo Grove Independence Day celebration followed by Fireworks at 9:15p.m.
For two hours the band will play contemporary music, including Broadway, pop and jazz and classical music. The BG singers will accompany the full range band, they are very impressive and great for your family’s enjoyment. Pack up your picnic basket, grab your blanket and your chairs and come out to enjoy the Buffalo Grove Festivities. Don’t forget your radio and tune into 88.1FM, the village has put together a compilation of music that compliments the firework show.
The Buffalo Grove Fireworks can also be seen from The Rotary Village Green where the live concert will take place, the Buffalo Grove Golf Course located at 48 Raupp Boulevard, Buffalo Grove, IL and Willow Stream Park located at 600 Farringtong Drive Buffalo Grove, IL. Don’t Miss the gorgeous display of Fireworks that marks America’s Birthday.
A small note I would like add, the 4th of July is a good day to remember all who serve our country that will not be home in America to see the fireworks. GOD bless them all.

Selling Your Buffalo Grove Home? Helpful Hints if Your Appraisal is Too Low!

Many potential home buyers in Buffalo Grove are not qualifying for a loan due to the fact that the home value is not there. Bank foreclosures are putting more distressed inventory on the market and making it harder for appraisers to justify the Sold home comparables in Buffalo Grove. If the appraisal is too low, the buyers may not be able to borrow enough money to close on their Buffalo Grove Home purchase. Here are several steps to consider:
Check the Appraisal for Mistakes:
Make sure the property dimensions are correct and be sure to attach a plat of survey and a floor plan if available for the Appraiser. Look at the comparable properties that the appraiser used and make sure that they are correct. If the appraisal indicates that one of the comparables has a finished basement and it does not, that could significantly change you property value.
Supply a list of Comparable Sales:
Have your agent put together a recent list of Sold Buffalo Grove Homes that justify the sale’s price of your home. These properties should be of similar style, size and age to your home. This list should be submitted to the underwriter and ask for a review of the current appraisal. If there are not enough properties that have closed in Buffalo Grove, we can request that the underwriter look at the pending sales in the area. While a pending sale does not submit for a closed sale, it is possible to wait until that property closes and have the appraiser do a reconsideration of value with a date after the pending Buffalo Grove Home has closed.
Increase the Buyer’s Down Payment:

The buyer wanted the home and the seller wanted to move so the buyer came up $2500.00 and the seller came down $2500.00. We were able to make this work and closed the Buffalo Grove property.

Buffalo Grove Home Sellers-Senate Votes to Extend Home Tax Credit Deadline

I typically do not post an article from the media however this one could affect many Buffalo Grove Home Sellers. There are quite a few Short Sales in Buffalo Grove and I also have one under contract. Unfortunately due to the issues that we have with our Banking Institutions they just can not seem to make a decision in less then four or more months and GMAC is one of them. It appears that the lenders would rather Foreclose then help out their clients Save their Credit. It looks like Congress may agree with my thoughts, so do read this articule below.
(Reuters) – The Senate voted on Wednesday to give home buyers another three months to settle on their contracts and take advantage of a popular tax credit that sparked a rush of activity in the housing market.
The Senate, with a vote of 60-37, accepted an amendment by Democratic Leader Harry Reid that extends the closing deadline to September 30 for buyers who met the April 30 deadline to have a signed contract.
The current deadline requires buyers to close by June 30 to get the $8,000 tax credit for first-time home buyers. Existing homeowners buying a new primary residence are eligible for a $6,500 credit.
Reid offered the measure as an amendment to a bill that would extend some popular business tax breaks and extend unemployment insurance benefits for jobless workers.
The proposal would not have a significant impact on future home sales as the extension would be only for home buyers who already had a contract in hand by April 30.
The popularity of the tax credit has caused some anxiety because settlement offices are inundated with buyers trying to close on transactions by the end of this month to get the tax break.

Symphonic Band Summer Concert
Music makes the world go round. Don’t miss the Buffalo Grove Symphonic Band tomorrow June 15th at 7:00pm. The event is located at Willow Stream Park in Buffalo Grove and features The Buffalo Grove Jazz Band. They will perform their first full concert at Lawn Chair Lyrics, where they will play charts of the greats ranging from Count Basie, Benny Goodman, Artie Shaw, all the way to Stan Kenton and Maynard Ferguson. The Farmers Market is Coming to Buffalo Grove
Everyone loves fresh produce and homemade food items. Summer is the time for Fresh Corn, Fresh Fruit and Great Vegetables. Starting June 27 Buffalo Grove will have their Farmers Market on Sunday Mornings with starting at 7:30 am through 12:30pm in the parking lot of the Spray and Play Park located at 951 McHenry Road, Buffalo Grove, IL. Located at 124 McHenry Road in Buffalo Grove, 150 Artists will participate in this Buffalo Grove Event. There will be painting, sculpture, wood, ceramics, photography, jewelry, glass, and fine crafts available for sale at the Buffalo Grove Town Center. Great Food with will be available for all to eat include fresh fruit smoothies, ice cream and Greek Food. There will be free activities for the children including arts and crafts and a scavenger hunt. Don’t miss the live music as a variety of music acts will be playing throughout the Buffalo Grove International Fine Arts Festival.
